AC Leaking Water — What Is Happening?

Water in the wrong place is your AC's way of telling you something is wrong. Here's how to diagnose and fix it before it damages your floors or ceiling.

First Steps

Step 1: Identify Where the Water Is Coming From

Water under the indoor air handler or around the furnace? Usually a clogged condensate drain or a cracked drain pan.

Water dripping from a ceiling AC unit? Same root causes, but the ceiling damage compounds the urgency.

Water on the outdoor unit? Usually condensation — this is normal in humid weather. Excessive water means a refrigerant or drainage issue.

Why It's Happening

Common Causes

Clogged condensate drain line

The most common cause by a wide margin. Algae, sediment, or debris blocks the drain and water backs up. We clear these with a vacuum and a cleaning solution. Cost: $150-$300.

Cracked or rusted drain pan

Older systems develop pan cracks. Replacement is straightforward but the part can be expensive depending on the model. Cost: $250-$500.

Frozen coil that thawed

A coil that froze and is now melting dumps water faster than the drain can handle. Address the underlying freeze cause.

Failed condensate pump

In setups where the pan is below the drain line, a pump moves the water up. When it fails, water backs up. Pump replacement: $200-$400.

Disconnected drain line

Sometimes a line just comes loose. Quick fix if that's what's happening.
